Condensation on the Inside of Your Windows Is Telling You Something

Central Florida gives windows a hard time in a way northern climates do not. The nearest long-record weather station to Deltona averages about 51 inches of rain a year and roughly a hundred days above ninety degrees, and the humidity that comes with that is a year-round condition rather than a season.

So condensation is common here, and it gets treated as one problem when it is really three. Where the water is tells you which one you have.

Water on the glass, on the inside

This is the ordinary kind, and it is a humidity problem rather than a window problem. Indoor air holds moisture; a cool surface makes it give that moisture up. Run a hot shower, boil something for a while, or leave a house closed up with a heavily loaded air conditioner and the coolest surface in the room collects the result.

It is more visible on newer, better-sealed houses, which strikes people as backwards. It is not: a tighter house exchanges less air with outdoors, so indoor humidity has fewer routes out. The answers are ventilation and moisture management, not new windows. Bathroom and kitchen extraction that vents outside does most of the work.

Water on the frame

Different problem, different cause, and this one is about the window.

If the frame itself is wet, particularly a slim metallic frame on an older Deltona house, what you have is a thermal bridge. Bare aluminum conducts heat straight through the wall without interruption, so the indoor face of the frame sits close to outdoor temperature. Add a humid morning and the metal is cold enough to condense room air onto itself.

No amount of ventilation fully solves this, because the surface really is that cold. Replacing the glass alone will not solve it either, because the glass was never the problem. What solves it is a frame that does not conduct: vinyl, or aluminum with a thermal break.

A useful diagnostic: if the metal is wet and the glass beside it is dry, the frame is the bridge.

Haze between the panes

The third kind is the one that means a window has genuinely failed, and it is the easiest to identify because you cannot wipe it off.

An insulated glass unit is two panes with a sealed cavity between them. When the perimeter seal fails, moist air gets into that cavity, and the moisture condenses and eventually stains the inner surfaces. Both surfaces you can reach are already clean, which is why cleaning does nothing.

There is no repair for a failed seal in any meaningful sense. The unit gets replaced, in the existing sash if the sash is sound and as a whole window if it is not.

The thing to expect is company. Seal failures cluster, because every unit in the house was manufactured in the same batch and has lived under the same sun. One fogged window in a 1990s or 2000s Deltona house usually means several more are close behind, which changes the arithmetic: the per-window price falls as the count rises, so waiting for them to fail one at a time is the expensive way.

Where the lakes come in

Deltona is a city with water inside it. Lake Butler, Lake Gleason and DuPont Lake sit within the city, the Theresa basin threads through the middle, and Lake Monroe forms the southern edge. Houses with an open exposure to any of that get two things: higher local humidity, and reflected sun off the water onto the elevation facing it.

Neither changes the diagnosis above. Both make the symptoms show up sooner and more often, which is why lakeside properties tend to be the ones where a homeowner has been watching a frame drip for a couple of years before deciding to do something about it.
