Window frame materials in Florida humidity
Frame choice gets discussed as a style question. In this climate it is mostly a physics question, and the physics has clear answers.
Four materials show up on Florida quotes: vinyl, aluminum, fiberglass and wood. They differ on four things that matter here, and on very little else. Those four are how much heat the frame conducts, how it copes with humid and salt-carrying air, how wide a span it can hold without deflecting, and how much maintenance it demands.
Aluminum, and the sweating frame problem
Aluminum is what almost every original window in Deltona is made of, because it was cheap, strong and rot-proof, and the houses went up before anyone was pricing cooling loads. It has one serious weakness in this climate and it is not durability.
Aluminum conducts heat extremely well. An unbroken aluminum frame runs straight through the wall from outside to inside, so the indoor face sits close to outdoor temperature. On a humid Deltona morning that is cold enough for water vapor in the room to condense on the metal, which is why so many original frames here are wet at breakfast time. It is not a leak. It is the frame acting as a bridge, and new glass in the same frame does nothing about it.
Modern aluminum windows solve this with a thermal break, a low-conducting section built into the frame that interrupts the path. Thermally broken aluminum is a legitimate product, and its advantage is strength: the slimmest sightlines and the widest spans in the business come from aluminum, which is why large architectural openings still use it. It costs more than vinyl and needs the thermal break to be worth having in Florida.
Vinyl, the volume answer
Vinyl is what most Florida replacement work uses, and the reasoning is straightforward. The material is a poor conductor, so the frame does not become a thermal bridge and does not run with condensation. It does not corrode in humid, salt-carrying air. It never needs painting. And it is the cheapest of the four, tracking at roughly $350 to $800 per window nationally before installation, which is the same territory as the aluminum it replaces.
Its limits are real but narrow. Wide spans need internal reinforcement, because vinyl is less stiff than aluminum or fiberglass, so an unusually large opening is a conversation about reinforcement rather than an automatic yes. Very dark colors ask more of the material under full Florida sun, since dark surfaces run hotter and vinyl softens with heat, which is why dark options are engineered specifically rather than just painted on.

Fiberglass, the expensive right answer
Fiberglass sits between vinyl and aluminum on almost every axis. It conducts heat about as poorly as vinyl, so no bridging problem. It is considerably stiffer than vinyl, so it handles larger spans without reinforcement. It expands and contracts at almost the same rate as glass, which is genuinely useful in a climate with a large daily temperature swing on a sunlit elevation, because differential movement between frame and glass is what stresses seals over decades.
It costs more, tracking at roughly $400 to $1,500 per window nationally. Whether that premium earns itself depends on the openings. On standard-sized windows in a modest house it is hard to justify against vinyl. On a wall of large units facing west, it is a reasonable place to spend money.
Wood, and why it is rare here
Wood insulates well, looks right on an old house, and can be repaired indefinitely by anyone with the skill. It also demands maintenance, and Florida humidity, ultraviolet and insects make that demand relentless. A wood window on an exposed elevation here needs a maintained finish and will punish inattention.
Where wood earns its place is the older housing in DeLand, Lake Helen and Cassadaga, where an original wood sash is often both repairable and the right thing for the street. Clad wood, with an aluminum or fiberglass exterior skin over a wood interior, is the usual compromise: the interior look, the exterior durability, and a price that reflects both.
The short comparison
- Cheapest, low maintenance, no bridging: vinyl. The default for a standard Deltona house.
- Widest spans, slimmest sightlines: aluminum, but only with a thermal break in this climate.
- Best all-round performance for the money above vinyl: fiberglass, particularly on large or west-facing openings.
- Right for historic housing, wrong for a low-maintenance house: wood, usually clad.
